Problems education professionals may face when they look for a mortgage

If you work in the education sector there are a number of factors which may reduce your ability to be able to find a suitable mortgage. Simply Lending Solutions can identify these and select lenders that we know will work with borrowers with similar circumstances to your own.

Our expert mortgage brokers are familiar with lenders who understand the particular issues facing education professionals, and take these into account when selecting which lenders to approach.

One of the most common obstacles that you might face is the length of your employment contract. While teaching is generally a secure profession with good long-term prospects – all factors that are attractive to lenders – newly qualified teachers often start their working life on a short-term contract.

Many university and college lecturers also work on short-term, fixed contracts. While others may be on variable hours contracts which can make it difficult to show a stable, consistent income. This can also be an issue for supply teachers. If you are in this situation it is useful to know what proof of income lenders are looking for, as well as understanding any criteria relating to employment contracts.

If you are required to work additional hours or run extra classes outside your normal working day this may again leave you with an income which may be different from month to month. We also know that many teachers, particularly those on supply or part-time contracts may take supplementary work such as working as an examiner or invigilator. It’s important that all this is fully reflected on any statement of your income.

How a Simply Lending Solutions broker can help

When you work with Simply Lending Solutions, you’ll be working with a mortgage broker whose priority is listening to you to help secure your most appropriate mortgage deal. By concentrating on your individual circumstances we can tailor the application process to you.

Our whole or market mortgage brokers use their experience of the professional mortgage market to improve the likelihood that you will secure a mortgage by identifying those lenders who are the ‘best fit’ for you.

We look at factors such as what proof of income they require, and what type or length of employment contact they are happy to accept. While you could find out some of this information yourself, we know that criteria are ever changing. As a company working in this market every day, we have extra insight into what lenders are looking for, right now.

Simply Lending Solutions are certain that as a busy education professional, you’ll appreciate us taking on the burden of finding you a mortgage. You can pass the process to us, and get back to the classroom.

A straightforward process

At Simply Lending Solutions we make the mortgage application process transparent and easy to understand.

  1. The first step is your free consultation, where we talk through what you’re looking for and work to understand your circumstances.

  2. Then we look for mortgages. If we need any more information from you we’ll contact you, otherwise you can leave the whole process to us.

  3. Your broker will pull together a recommendation for you based on the information you have submitted. This will detail all costs, any documentation required and anything else you need to know.

  4. We then carry out an underwriting exercise which helps ensures the success of your application by reducing any risk of the lender rejecting it.

  5. Final documents are requested from you, and then the application submitted.

  6. It is only once you receive the mortgage offer that you will owe Simply Lending Solutions any payment. (For some remortgages payment is due only on completion).

  7. Papers are then passed across to all parties’ lawyers for exchange of contracts and completion of purchase.
