We start with an initial consultation where we will really seek to understand exactly what you want. Our years of experience tell us that no two clients are the same; any mortgage advisor who suggests offering advice or deals to you without thoroughly examining your circumstances will be unlikely to recommend the most appropriate deal.
Following this no-cost consultation we may contact you again to confirm any additional information, after which we will use our expertise to search for the most suitable mortgage deals for you.
Once we have a recommendation for you, we’ll go over the product in detail, outlining all costs. This includes mortgage broker fees, any documents that are required and anything else you need to be aware of.
Simply Lending Solutions underwrites the mortgage in-house to ensure that once the application is formally made to the lender it can progress quickly. While the lender will underwrite the mortgage themselves, this step gives you the added confidence that we would not apply to a particular lender if we were not convinced that we will secure a formal mortgage offer. In most circumstances the property valuation, arranged by the lender, will be held back until we have underwritten the case in order to protect you from incurring unnecessary costs.
Next, we’ll request any documents we need from you and the application is submitted. We then await receipt of the formal mortgage offer.
Finally all the papers are passed to lawyers for the exchange of contracts and the completion of the purchase.
Simply Lending Solutions don’t make any charge before a formal mortgage offer is received, and for some remortgages, broker charges are not payable until after completion. To put it bluntly, if we don’t find an appropriate offer for you, that you’re happy with, you don’t pay.
